Lease Administrator and Accountant

Please Note: This is a hybrid role, and the successful candidate is expected to work from the Southern Company Corporate Headquarters in Atlanta a minimum of 4 days per week.

JOB SUMMARY:

We are seeking a meticulous and highly organized Lease Administrator and Accountant to join the Southern Power Company team. This position is within the Property, Materials, and Lease accounting department, reporting to a team leader, and is in Atlanta, Georgia. The successful candidate will be responsible for performing all aspects of lease administration and accounting functions. This includes preparing journal entries, maintaining accurate lease records, processing lease payments, conducting financial analysis, and ensuring compliance with lease agreements and accounting standards.

Job Responsibilities:

  • Prepare journal entries and supporting schedules to ensure accurate and timely completion of monthly, quarterly, and year-end financial close process in accordance with U.S. GAAP

  • Perform detailed lease-related general ledger account reconciliations, investigate and resolve any reconciling differences

  • Analyze monthly account activity, research variances, and effectively communicate key insights and trends to management

  • Prepare and process lease payments, ensuring accuracy and timeliness

  • Manage and maintain the company's lease portfolios, which consists primarily of land leases at solar and wind generating facilities, by coordinating lease renewals, amendments, and terminations, to maintain accurate lease records

  • Review, interpret, and abstract lease agreements to ensure compliance with lease terms and conditions

  • Work closely with the real estate and legal teams to support lease transactions and modifications

  • Collaborate with property owners to answer lease-related questions and resolve issues or discrepancies

  • Assist in the annual financial statement audits, SEC filings, and tax filings by preparing and providing supporting workpapers, schedules, and documentation as requested

  • Assist in budgeting and forecasting lease expenses

  • Evaluate existing processes and procedures, identifying opportunities for enhancement and automation to enhance efficiency and accuracy

  • Ensure compliance with lease accounting standard ASC 842 and company policies

  • Maintain up-to-date knowledge of lease accounting regulations and industry best practices

  • Ensure internal controls are designed and performed to effectively achieve their objectives

  • Respond to periodic and ad hoc requests related to leases

  • Perform special projects, analysis and other duties assigned by management to support business needs

Job Requirements:

Education

  • Bachelor's degree in accounting, Finance, Real Estate, or a related field is required

  • Advanced degree in accounting or a related field is a plus

  • CPA license (or equivalent) is a plus

Experience, Knowledge, and Skills

  • 2+ years of experience in accounting is required

  • Experience with lease administration and lease accounting is preferred

  • Strong understanding of Generally Accepted Accounting Principles is required

  • Experience using Oracle ERP accounting software, or something similar, is highly desirable

  • Experience with lease management and accounting software, especially CoStar Real Estate Manager, is highly desirable

  • Proficiency with Microsoft Office Suite applications, particularly Excel, is required

  • Excellent analytical, problem-solving, and decision-making skills

  • Ability to manage multiple priorities

  • Effective communication and people skills, capable of conveying financial information to non-financial colleagues and landowners, with the ability to collaborate with diverse teams

  • Meticulous with an elevated level of accuracy and the ability to detect inconsistencies in data

  • Ability to manage time and work to tight deadlines

  • Strong understanding of lease accounting standard ASC 842 and financial principles

  • Excellent analytical, organizational, and critical thinking skills
