Amazon Senior Manager, Construction, Amazon in Austin, Texas

You will be part of a team that is developing best in class grocery stores with amazing technology! This is as strategic position that effectively leads teams across the US and is responsible for oversight of the execution and management of constructing Amazon Fresh Stores (AFS). You will oversee a team of construction professionals that manage construction projects and be part of a business where everyone on the team needs to be entrepreneurial, wear many hats and work effectively in a highly collaborative environment.

Key job responsibilities

• Responsible for leading and managing a team of construction professionals and their career development across the US.

• Strategically plan for future growth, establishing short term and long term processes, General Contractor (GC) pool, and team goals to enable speed to market with low capital costs.

• Oversee and approve construction project cost submittals across the U.S. and review change order negotiations and contract compliance.

• Effectively drive capital cost reductions and report on capital expenditure budgets for all regions and operational budget impacts as required.

• Serve as the primary construction liaison to real estate and Amazon leadership.

• Manage and adhere to AIA and AFS contract documentation process.

• Establish and maintain best in class project scheduling and budgets, responsible for overall project delivery including all FF&E and construction scope.

• Oversee with real estate team extensive lease terms to determine scope of Landlord and Amazon work, associated costs and responsibilities, planning and building permits and approvals, and other legal documents across multiple internal and external stakeholders.

• Oversight and creation of continual improvement of Amazon Fresh Stores the GC qualifications, master service agreements, work orders, payment approvals, procurement of Owner Furnished Items (OFI), overall budget management, schedule adherence, as well as meeting the highest standards of safety and quality across multiple internal and external stakeholders.

• Establish and oversee the construction department SOP’s, bidding procedures, GC qualifications, and other legal and process documentation.

• Determine Staffing needs to ensure future growth and internal and external talent is hired and trained and assign overall staffing and assignment of projects across the team, ensuring project deliverables are on time and under budget

• Ensuring landlords and developers are delivering per lease agreements.

• Deliver projects on time and on budget.

• Lead in the design development process to collaborate and value engineer construction methods to reduce time and cost.

• Lead and track team deliverables and strive for a collaborative team environment.

• Ensure contractor compliance of life safety/OSHA requirements are met on all job sites to minimize risk.

Basic Qualifications

• 15+ years of experience in the construction management of retail / commercial buildings, demonstrating progressive responsibility and growth within the construction/facilities industry

• 10+ years of managing direct reports and determining staffing needs

• Ability and willingness to travel up to 40%

• Experience creating and manage budgets that are several million dollars

• Proficient in MS Excel, and MS Project, construction platforms/software, e.g.; Procore

• BA/BS degree from accredited university in related field

Preferred Qualifications

• Experience developing/building Grocery Retail Stores.

• Have strong project management experience and facility management experience

• Familiarity with business process documentation and improvement

• Excellent written and oral communication skills

• Ability to work with technical and non-technical business owners to overcome obstacles and deliver results

• Provide business decision support and participate/lead special projects

• Strong organizational skills

• Self-motivated, able to work both independently and collaboratively within a team as projects dictate.

• MBA, Construction Management or related degree from accredited university
