Job Overview - A Project Manager's role is to ensure the contract can be
carried out profitably and on time. A UMC, Inc. Project Manager continually
emulates UMC's Mission, Vision and Core Values. They also strive for
continuous improvement, and they constantly look out for the best interest
of the company. Additionally, they will step up and fill in when the Senior
Manager is absent or unavailable.

RESPONSIBLITIES
Provides advice, opinions, direction and training if needed. Is
available to support General Superintendents and Foreman, as well as
assistance with manpower decisions and Foreman selection.
Reviews contracts with Estimators; provides input on SOV structure and
amounts. Communicates with Estimating to improve our bidding processes and
accuracy when applicable.
Facilitate Handoff and Closeout Meetings. Coordinates meetings between UMC
field personnel, customers and subcontractors.
Ensure that the project team has all documentation and information needed
to make the project successful.
Review subcontractor bids/quotes, and issue subcontracts. Reviews
subcontractor billing for accuracy and approve payment through accounting.
Visit jobsites when necessary. Provide feedback to Senior Project
Manager, Foreman, General Super and Safety/QC manager if needed.
Respond to all communication from the customer in a timely manner.
Emails, phone calls notices and letters.
Review ASI's, RFI's, PR's and RFQ's for scope changes. Gather
labor/material takeoffs from the field, as well as any applicable pricing
form subcontractors/suppliers, and provide pricing to the customer within
the contractually required time frame.
Communicate with suppliers on fixture/equipment quotes to match any
scope changes. Provide the latest quotes to purchasing for their reference.
Confirm that accounting is aware of any subcontractor change orders or
scope changes.
Organize all documents including Bids/Quotes, Billing Documents,
Contract Documents, Change Order Requests, Change Orders, Plans &
Specs, ASI's, RFI's, and Submittals.
Gather monthly billing information from General Super or Foreman, submit
billing markups to accounting, then review and approve completed billing to
be sent to the customer.
Gather O&M data and special warranties from suppliers, compile the
O&M's, Warranty Letter and any other required closeout documentation.
Work with General Super and Foreman to make sure that as-builts have been
updated throughout the project, then provide these to the customer.
Negotiate any back charges, damage claims, disputed change orders,
and/or contract settlement amounts with the customer or UMC's
subcontractors. Operations Manager and UMC Ownership should be consulted in
this situation.
Collaborate with other Project Managers, Accounting and Operations
Manager to complete the monthly Billing Progress Report and Backlog Reports.
JOB REQUIREMENTS
5+ years' experience in HVAC/Plumbing with Multi-family
commercial/new residential experience.
Exceptional time management with verbal and written communication skills.
Professional manner and strong ethical code.
Ability motivated and positive with the t am, customers, and General
Contractors
Commitment to working efficiently and accurately
Experience estimating and can negotiate contracts
Attends operation meetings as required.
Role models and holds teams accountable to company Vision, Mission and
Core Values.
Journey/Master Plumber/ HVAC license
Proficiency with computers, advanced Excel skills, Bluebeam and
familiarity with high-level construction programs. Ability to work with
Viewpoint Vista helpful
