The Maintenance Technician II Refrigeration & Kitchen tech performs
routine and extensive preventative maintenance and repair procedures on
buildings, mechanical equipment, and utility systems. Maintains,
troubleshoots, replaces, repairs, and retrofits kitchen and
refrigeration equipment, appurtenances and installations. This is a
Journeyman level position.
- Complies with all applicable standards, policies, and procedures,
including safety procedures and the maintenance of a clean work area
- Perform troubleshooting, repair and preventative maintenance on
commercial foodservice equipment including, but not limited to,
refrigeration equipment, cooking equipment, beverage equipment and
dish machines
- Demonstrate effective troubleshooting and problem-solving skills
- Repairs or replaces defective equipment, components, or wiring
- Tests electrical circuits and components for continuity, using
electrical test equipment
- Reassembles and tests equipment following repairs
- Makes necessary adjustments to obtain optimal equipment operating
efficiency
- Conducts daily surveillance tours to kitchen and refrigeration
equipment to assure proper and efficient operation
- Inspects and tests system to verify system compliance with plans and
specifications and to detect and locate malfunctions
- Follows all national, state and local codes governing the
maintenance, repairs and installation of all related components and
equipment
- Obtain additional licenses and certifications as appropriate
- Discusses heating-cooling system malfunctions with users to isolate
problems or to verify that malfunctions have been corrected
- Records, responds, and reports all faults, deficiencies, and other
unusual occurrences, as well as the time and materials expended on
work orders inHotsos
- Tests pipe or tubing joints and connections for leaks, using a
pressure gauge, gas detector or soap-and-water solution
- Adjusts system controls to setting recommended by manufacturer to
balance system, using hand tools
- Recommends, develops, and performs preventive and general
maintenance procedures such as cleaning, power-washing and vacuuming
equipment, oiling parts, and changing filters
- Layouts and connects electrical wiring between controls and
equipment according to wiring diagram, using electrician\'s hand
tools
- Instals auxiliary components to heating-cooling equipment, such as
expansion and discharge valves, air ducts, pipes, blowers, dampers,
flues and stokers, following blueprints
- Inspects belts, checks fluid levels, replaces filters, greases
bearings, seals; repairs or replaces broken parts
- Cleans and inspects boiler; treats water with proper chemicals
- Calibrates and repairs pneumatic systems, as needed
- Replaces broken windows; repairs doors, door locks and closets;
installs window blinds
- Completes daily, weekly and monthly checklists on building equipment
maintenance procedures and maintains records of scheduled
maintenance procedures
- May operate a computer which controls and monitors mechanical
equipment and utility systems
- Repairs electrical equipment and control circuits; replaces faulty
electrical switches; repairs refrigeration equipment
- May repair electrical locks and control panels to maintain building
security
- Responds to emergencies as required and trained
- Assists with the renovation/remodeling of buildings; repairs plaster
and drywall; paints building structures
- Maintains records of scheduled maintenance procedures
- May perform outside duties such as snow removal, parking lot
mechanical repairs, as required
- May move furni ure; may assist others with production of conference
center or amphitheater events
- May obtain estimates for supplies, repair parts; orders parts as
needed.
- Assists with other work in coordination with repair and maintenance
teams
- Installs, connects, and adjusts thermostats, humidistats and timers,
using hand tools
- Generates work orders that address deficiencies in need of
correction
- Joins pipes or tubing to equipment and to fuel, water, or
refrigerant source, to form a complete circuit
- Cuts and drills holes in floors, walls, and roof to install
equipment, using power saws and drills
- Wraps pipes in insulation, securing it in place with cement or wire
bands
- Measures, cuts, threads, and bends pipe or tubing, using
pipefitter\'s tools
- Fabricates, assembles and installs duct work and chassis parts,
using portable metal-working tools and welding equipment
- Other duties as assigned
