What is the job?

The Asset Manager is responsible for overseeing the overall management of the building, which comprises both the hotel and the shopping mall, ensuring efficient operation and maintenance. This role involves managing CapEx (Capital Expenditure) and FFE (Furniture, Fixtures, and Equipment), coordinating with owners, asset management company, and hotel’s engineer teams, and overseeing contractors to ensure quality control.

Your day to day

  • Manage Capital Expenditure (CapEx) and Furniture, Fixtures, and Equipment (FFE) for the entire building.

  • Coordinate with owners and asset management company regarding CapEx and FFE projects, including budgeting, scheduling, and execution.

  • Negotiate contracts with vendors and contractors for CapEx and FFE projects, ensuring cost-effectiveness and quality.

  • Collaborate with the hotel’s engineer team to address building maintenance issues and ensure compliance with safety and regulatory standards.

  • Supervise and control contractors during construction and renovation projects to maintain project timelines and quality standards.

  • Conduct regular inspections of the building and its facilities to identify maintenance needs and address any issues promptly.

  • Develop and implement preventive maintenance programs to prolong the lifespan of building systems and equipment.

  • Monitor and analyze building performance metrics, such as energy consumption and occupancy rates, and make recommendations for improvement.

  • Prepare regular reports and updates for owners regarding building operations, maintenance activities, and project status.

What we need from you

  • Bachelor's degree in Engineering, Facility Management, Business Administration, or a related field.

  • Proven experience in asset management, preferably in a mixed-use building with both hotel and retail components.

  • Strong knowledge of Capital Expenditure (CapEx) and Furniture, Fixtures, and Equipment (FFE) management.

  • Excellent communication and negotiation skills, with the ability to interact effectively with owners, asset management company, vendors, and contractors.

  • Demonstrated leadership abilities and experience in managing cross-functional teams.

  • Familiarity with building codes, safety regulations, and environmental standards.

  • Proficiency in project management software and Microsoft Office Suite.

  • Professional certifications in Facility Management or Real-estate Appraiser are desirable.
