[High-Rise Condominium Maintenance Position

[High-rise condominium association in Las Vegas, NV, is seeking applicants for a full-time Maintenance position. This position is currently scheduled for 40 hours per week, but schedule is flexible for the needs of the company.   1. Experienced in building maintenance. High-rise maintenance is preferred.
  2. General knowledge of basic mechanical building systems, electrical, plumbing, and HVAC.
  3. A Certified Pool Operators License (CPO) is preferred.
  4. The physical ability to bend, stoop, squat, walk long distances, climb stairs, dig with shovels, work basic equipment, get into and work in small spaces, lift to 25 lbs. regularly, and lift to 50 lbs. on occasion.
  5. The current schedule is Wednesday through Sunday, 8 am to 4 pm. The company tries to maintain a schedule that is as stable as possible for all staff members. Shifts are subject to change and will always be assigned for the maximum benefit of the Company, so no schedule is ever guaranteed.
  6. On-call for emergencies, which could include overtime.
  7. Always be able to effectively communicate with co-workers, other staff members, Management, and residents/homeowners/guests professionally and respectfully. This will include communications with vendors and outside contractors. Communication is both verbal and written.
  8. The ability and attitude to learn, take constructive direction with a positive attitude and demeanor, and to learn whatever is needed to maintain a friendly workplace.
  9. The willingness and ability to follow the Company's Mission Statement and core values to present the Company's authentic Corporate Culture.
  10. The willingness and ability to document all work, work with contractors and vendors, receive and sign off on work done by outside contractors, document receipt of purchases and supplies, and all other required documentation.
  11. All other job duties and requirements as assigned.
  12. No visible tattoos or piercings on the hands, neck, or face.
  13. Clean criminal record.
  14. Transportation to get to and from work.
  15. A 90-day trial period is required. Under certain circumstances, this trial period may be extended for another 90-days up to two (2) additional trial periods.

  1. The pay rate for this position is $23.42 to start and $25.00 per hour at the successful conclusion of the 90-day introductory period.
  2. The Company pays overtime (1 times regular hourly wage) for all hours worked over 40 hours per week. This is for hours worked and does not include non-worked hours, such as Vacation, Sick, or Holiday.
  3. If an employee goes home after completing a shift and then is called back in, an additional two (2) hours will be paid to the employee to cover the extra time for travel and arrangement inconvenience beyond the hours worked on the call-in.
  4. There are seven (7) paid holidays per year. If the employee works on a Holiday, which is likely, as this is a 24/7 Company, the employee receives the regular wage for working and the Holiday pay. At no time will Holiday pay be considered overtime.
  5. Every year, an analysis of cost-of-living increases is performed. If it is determined a cost-of-living increase is warranted, and the Board of Directors approves this increase with the upcoming year's Annual Budget, then said increase would be applied on the first (1^st^) pay period in which the Budget is applicable.
  6. This is a non-tipping establishment. All staff members are prohibited from accepting tips and can be terminated for accepting tips.
  7. Although employment reviews are done each year, reviews that may result in a tiered hourly wage increase are done at 90-days, 2.5 years, 7 years, and 10 years. Other reviews may or may not result in an hourly wage increase.
  8. Generally, all employees receive a Holiday Bo us in mid-December, but this is not guaranteed, and amounts are determined during each applicable year.
