Job Summary:\
The Facilities Maintenance Technicians primary responsibilities are to
conduct basic to moderate level building maintenance, troubleshooting
and repair work at City facilities. This involves skills and knowledge
in the disciplines of carpentry, HVAC, electrical, plumbing, painting
and remodeling. Journey-Level experience in one or more of these
disciplines is highly desired but not required. Other responsibilities
include but are not limited to; Preventative, predictive and unplanned
maintenance of city facilities (structures, systems, components and
equipment), vendor/contractor oversight, contract management, and
decision making as it applies to the aforementioned areas. Incumbent
will collaboratively assist with the development and enhancement of
facilities maintenance methods, procedures, monitoring, forecasting, and
reporting. This role is directly involved and responsible for the
planning and safe implementation of internal customer projects and
requests as needed. Work is performed under moderate supervision and the
incumbent reports to the Business Division in Public Works. Essential
Duties & Responsibilities:\
Perform a wide range of skilled and semiskilled building trades work;\
Install, maintain, and repair basic mechanical and electrical, heating
and ventilation systems;\
Maintain and repair buildings and offices; Provide remodeling services
requiring basic carpentry skills;\
Construct and repair office furniture, cabinets, shelving, partitions
and fixtures; Install/attach cabinets and shelves to walls; Replaces
doors and locks;\
Repair, replace, and install plumbing fixtures and appliances; Install
and repair lavatory facilities and drinking fountains;\
Prepare, patch, and paint buildings and equipment;\
Move furniture as requested by building occupants;\
Conduct life/safety inspections on various equipment (e.g. fire
extinguishers, safety lighting and signage) at City facilities;\
Facilitate testing and repair of electrical circuitry or components on a
like-for-like basis;\
Perform basic inventory control and logistical support for sanitary
supplies at City facilities;\
Learn applicable provisions of building, electrical, and plumbing
codes;\
Recognize and locate conditions which require maintenance, construction,
and repair jobs;\
Estimate time and materials needed to perform maintenance, construction,
and repair jobs;\
Demonstrate working knowledge of MS Office: Outlook, Word, Excel;\
Ability to coordinate a maintenance schedule based on priority ranking;\
Perform general janitorial tasks when necessary;\
Meet multiple and sometimes conflicting deadlines.\
Demonstrate cooperative behavior with supervisors and colleagues.\
Maintain, install, relocate, and calibrate mechanical, electrical, and
electronic temperature and humidity controls for heating and ventilation
systems.\
Implement and perform preventative maintenance forecasting and reporting
procedures for city facilities, equipment and systems;\
Provides remodeling services and tenant improvements;\
Ability to safely operate a variety of equipment, machinery, hand and
power tools which include trucks, gauges, meters, various testing
equipment and specialized trade equipment.\
Maintain a variety of records including inspection forms, records of
repairs and purchases, protocols, procedures, construction drawings,
photos, videos, and time sheets.\
Assists in budget planning and execution related to facilities
maintenance.\
Provides oversight to janitorial staff and/or contracts and may have
input into performance evaluations.\
Develop preliminary cost estimates for repairs, replacements and
remodels. Secure quotes, RFPs or appropriate Purchasing method for
contracting services.\
Order various parts for HVAC, electrical, plumbing, and mechanical
systems.\
Keep supervisor fully and accurately informed concerning work problems.\
Research new products and techniques. Insure product availability,
quality, and cost effectiveness.\
Research and suggest changes to improve system efficiency.\
Perform oversight to contractors/vendors as required.\
Anticipate impact of equipment failure and identify planned and specific
steps to minimize down time, and devise workarounds as appropriate;\
Communicate clearly and appropriately to staff before, during and after
planned or unplanned equipment failures or maintenance;\
Diagnose malfunctioning systems, apparatus, and components using test
equipment and hand tools to locate the cause of a breakdown and correct
the problem and complete appropriate paperwork;\
Inspects building systems, equipment, and components to identify
hazards, defects, and the need for adjustment or repair, and to ensure
compliance with codes;\
Coordinate building systems maintenance and project work by vendors and
contractors;\
Test electrical systems and continuity of circuits in electrical wiring,
equipment, and fixtures, using testing devices such as ohmmeters,
voltmeters, FLIR and com
