Position Summary As a member of Aeon's Housing Development Team, the Housing Development Associate or Project Manager will assist in the day-to-day management of affordable housing development projects and will provide support in all phases of development, including acquisition, feasibility analysis, design, land use approvals, securing financing, and construction. We are open to a range of experience for this open position and are prepared to offer either an Associate or Project Manager role depending on experience and skillset. This position will report to Aeon's Director of Housing Development. Key responsibilities may include, but are not limited to: Provide support to Senior Project Managers and Director of Housing Development to coordinate design teams, including architects, engineers, surveyors, and environmental consultants. Conduct and coordinate site investigation due diligence for potential acquisitions. Prepare project underwriting including development and operating budgets. Compile and submit funding application packages. Assist Senior Project Managers and Project Managers in closings. Work with construction services to ensure construction quality meets company standards. Work with property management staff to ensure a successful transition and early lease-up of building. Skills & Qualifications Understanding of affordable housing development finance, including low-income housing tax credit equity, HOME, CDBG, and other public funding sources. Knowledge of the land use approval process and experience working with local jurisdictions to receive Planning Commission and City Council Approvals. Familiarity with the housing development process, including property acquisition, securing land use approvals, submittal of successful funding applications, financial closings, and construction phase. Ability to form strong working relationships with private lenders, public agencies, equity investors, syndicators, and other stakeholders. Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations. Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts. Physical Requirements: Ability to sit and stand for extended periods of time. Ability to complete occasional tours between properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes. Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.. Compensation, Title, Hours & Location Compensation is commensurate with experience. We are open to a range of experience for this open position and are prepared to offer either an Associate or Project Manager role depending on experience and skillset. Compensation would align with the offered role.
