<li>Removes garbage, papers, and recyclables from the buildings and disposes of the materials in the dumpster or recycling bins

<li>Vacuums all carpeted hallways and common areas <li>Washes all exterior windows in the spring and fall <li>Ensures the grounds are kept clear of litter <li>Removes snow and ice from walkways and entrances <li>Provides maintenance support to Agency facilities, as needed <li>Inspects, diagnoses, and corrects problems in an apartment complex <li>Uses power tools such as electric drills, saws, and electronic testing devices for minor repairs <li>Refers to repair manuals to order parts and/or repair equipment <li>Repairs electrical and plumbing fixtures which can include, but not be limited to, the replacement of lighting ballasts, switches, plumbing valves, and etc. <li>Maintains plumbing, floor and ceiling tiles <li>Installs air conditioners as necessary by program needs. <li>Monitors heating units during the heating season and reports any operating problems to supervisor <li>Performs maintenance on vehicles, machinery, power tools, and mechanical equipment such as lawn mowers, snow blowers, rug shampooer, etc. <li>Accompanies the service technicians on inspections as necessary <li>Informs Properties Coordinator of projects that need attention or need to be completed in a timely manner <li>Responds to assigned maintenance-request task as designated by Properties Coordinator. <li>Prepares vacant apartments for new tenants by cleaning and painting <li>After Hours/Emergency Responses <li>Responds to emergency requests for maintenance repairs <li>Responds to emergency situations <li>Performs snow/ice removal during non-agency hours, as designated <p>Minimum Education and Experience: High school diploma or equivalency diploma preferred AND two years of maintenance experience and/or construction experience required. <p>Other Facts <li>Attends training programs as needed or directed; <li>There will be occasions when after hours, weekend, or holiday hours will be necessary; <li>Must have physical capacity commensurate with the position; <li>On-site attendance is a requirement of this position. <li> Clean, current driver license that is acceptable to Agency standards; <li>Working hours at programs operated by the Agency will correspond to the needs of the participants and the purpose of the program; <p>Required Knowledge, Skills, and Abilities <li>Must have good knowledge of maintenance and cleaning practices <li>Must have demonstrated ability and skills in the use of construction tools and practices <li>Must be physically capable to meet the demands of the position <<p>Physical Demands and Working Conditions <li>Constantly: Activity/condition exists from 2/3 or more of the time <li>Utilizes near vision, midrange vision, far range vision, and depth perception to perform visual inspections of the premises as well as to perform maintenance activities <li>Talks and listens in person and over the telephone to convey information <li>Walks inside buildings and outside over uneven terrain <li>Stands and stoops <li>Uses hands and arms to operate hand tools <p>Frequently: Activity condition exists from one third to two thirds of the time <li>Sits, crawls, crouches, kneels, and reclines <li>Pushes and pulls up to 50 pounds <li>Reaches <p>Occasionally: Activity condition exists up to one third of the time <li>Moves 100 pounds, with assistance, <li>Climbs a ladder <li>Maintains balance when walking on roofs and ceiling joists <li>Pulls starter cords on lawn mowers, <li>Shovels snow <li>Utilizes color vision when performing electrical repairs <li>Drives agency vehicle <p>Tioga Opportun ties, Inc. is an Equal Opportunity Employer and does not discriminate in hiring on the basis of race, color, national origin, sex, gender identity, sexual orientation, religion, age, disability, protected veteran status, or any other characteristic protected by federal, state or local law.
