Job Description
Ryan Companies US, Inc. has an immediate career opportunity for a Senior Preconstruction Manager to join our team!
Some things you can expect to do:
Successfully develop concept through final GMP estimates
Deep involvement in creation and pricing of site logistics plans
Perform quantity take-offs of key construction systems
Create project estimates individually and with a team
Solicit subcontractor pricing for budgeting and bid proposals through use of Building Connected
Development of project specific bid documents
Scope and select subcontractors based on best value and project requirements
Build and develop local cost intelligence
Support the development, architectural, and construction team with preconstruction expertise including design management, value design, cost tracking through design evolution, procurement, and project pursuits
Provide leadership and mentorship to estimators and Project Management staff
Provide direction for understanding project scope, market pricing, and available resources
Assist clients and developers with conceptual budgets of all types of construction
Capable of cost modeling using Uniformat II and CSI
To be successful in this role, you must have a bachelor's degree in Engineering, Architectural, or Construction Management and at least 10 years of proven experience in the commercial construction industry (industrial, healthcare, retail, office, senior living and/or multifamily experience preferred).
You will really stand out if you:
Understand construction means and methods, building types, and procurement methods
Have proficiency with CSI and Uniformat II work breakdown structures
Demonstrate deep knowledge of Microsoft Excel, OST, Bluebeam, Destini, Building Connected and MS Project
Bring well established subcontractor and designer relationships to the organization
