Nordstrom Store Development - Real Estate Director - Seattle (Hybrid) in Seattle, Washington

Job Description

The Director, Real Estate, Asset Management is a key member of the Real Estate and Store Development team and will oversee the existing real estate portfolio. This role’s responsibilities include lease renewals, real estate document management, dispositions, sub-leases, landlord requests and approvals, property issue resolution and new office transactions. This role is a key partner to Nordstrom internal stakeholders that engage with our real estate portfolio such as Facilities, Accounting, Store and Regional Teams, Risk Management, etc as well as the primary point of contact for the Landlords of our existing portfolio. The role supports a Real Estate Manager and a Senior Real Estate Specialist. The ideal candidate is a self-starter who thrives in a fast-paced, ambiguous environment and has a deep passion for real estate. Outstanding project management and communication skills, both written and verbal are required. 

KEY RESPONSIBILITIES:

  • Develop and implement strategic plans to maximize the value of the real estate portfolio.

  • Analyze market trends and property performance.

  • Ensure compliance with legal and regulatory requirements.

  • Collaborate with cross-functional teams (including Legal, Finance, Facilities and Operations) to execute asset management strategies.

  • Oversee leand office related leasing and acquisition activities.

  • Evaluate property performance metrics (e.g. occupancy rates, rental income, expense) and recommend optimization strategies.

  • Manage relationships with external partners, including property managers, brokers, vendors and landlords

  • Participate in due diligence for new investments and assess local management and leasing professionals.

  • Provide leadership and mentorship to the asset management team.

  • Enhance the customer experience through consideration of customer needs and expectations, maximizing operational efficiencies and space allocation.

  • Participate in pre-construction meetings with contractors to identify challenging items and propose solutions as needed.

  • Drive the execution of multiple business plans and projects by identifying customer and operational needs; developing and communicating business plans and priorities; removing barriers and obstacles that impact performance; providing resources; identifying performance standards; measuring progress and adjusting performance accordingly, developing contingency plans; and demonstrating adaptability and supporting continuous learning. 

  • Ensure business needs are being met by evaluating the ongoing effectiveness of current plans, programs, and initiatives; consulting with business partners, managers, co-workers, or other key stakeholders; soliciting, evaluating, and applying suggestions for improving efficiency and cost-effectiveness; and participating in and supporting community outreach events. 

  • Manage financial aspects and budgets to drive efficiencies and continuous improvement within the organization.

    QUALIFICATIONS:

  • Location requirements: Seattle, WA

  • Bachelor’s degree in Real Estate, Finance, Business or related field (Master’s preferred).

  • Minimum 8-10 years of experience in real estate asset management (retail real estate experience preferred).

  • Strong financial acumen and analytical skills.

  • Knowledge of real estate markets, value-add strategies and relevant IT systems.

  • Excellent negotiation and communication abilities.

  • Skilled at driving results and leading a team effectively.

  • Ability to travel as needed for site visits and meetings.

Pay Range Details

The pay range(s) below are provided in compliance with state specific laws. Pay ranges may be different in other locations.

Washington: $150,000- $245,000 annually

This position may be eligible for performance-based incentives/bonuses. Benefits include 401k, medical/vision/dental/life/disability insurance options, PTO accruals, Holidays, and more. Eligibility requirements may apply based on location, job level, classification, and length of employment.
