Job Overview:

The General Manager is responsible for the day-to-day management operations lead position for Meadowview. The expectation for this individual is to support the Meadowview Board to meet their goals and objectives with respect to the asset management and operational processes and policies of the community. Additionally, the GM ensures effective and efficient day to day operation of all the facilities and to support and implement the community vision and philosophies .

Compensation: $90-93.500.00K

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

  • Responsible for the execution of Meadowview Board of Directors Governing Policies (GP’s) and provide recommendations for revisions as needed.

  • Provide leadership to each meeting in terms of agenda support, written and oral reports as requested on designated items; summarize the priorities of each meeting as it relates; and complete any/all directives in a timely manner and format agreed upon.

  • The GM will put forth consistent decision making and operational practices consistent with the Management Agreement, GP’s and accepted best practices.

  • Foster an environment that is fair, safe, timely, and responsive to resident needs and expectations regarding service and relations.

  • Oversee the Assessment Collection and Fine Policy. Enforce the Collection Policy and work with the Association’s collections company, collection attorney to reduce the Association’s delinquencies.

  • Support the activities of the various Board sub-committees.

  • Provide community leadership and guidance to ensure that the needs or desires of the homeowners are being addressed.

  • Cause high amount of on-site visibility throughout the common areas and facilities.

  • Implement Board policy and directives within the scope of the management contract.

  • Work closely with the Board of Directors and Committees in the planning, coordination of an annual goal setting and priority issues with the Board.

  • Ensure operational activities that meet the Board of Directors end priorities.

  • Protect community assets in a manner consistent with maintenance standards as established by the BOD, including vendor management in all that this entails.

  • Proactively identifies areas of improvement and makes recommendations to improve the operation and function of the Community

  • Ensure BOD awareness and support; including monitoring reports, materials needed for decisions making and system access.

  • Responsible for association policies and procedures adherence as it relates to the assets of the corporation, compliance responsibilities for corporate, civil code, and state and federal obligations i.e. reserve study, audit, and budget package.

  • Implementation of Board approved directed projects.

  • Coordination and development of client relationships with public and private agencies as needed.

  • Ensure all customer service calls and related work orders are handled in accordance with established procedures.

  • Effectively handle complaints, disputes and resolve grievances presented by internal and external customers in accordance with Associations and corporate policies, procedures, and practices.

  • Coordinate and attend as requested designated meetings or functions.

  • Work closely with the Board/Liaison on projects performed by 3rd party contractors providing services to the Community. As well as detailed review of bid proposals and correspondence prior to Board of Directors review.

  • Verify and approve for payment service invoices for all non-routine invoices, subject to established budget guidelines.

  • Complete and/or collaborate on the Community budget preparation recommendations as requested. Including budget estimates, contract increases and reserve study recommendations.

  • Responsible to ensure walkthroughs of all Meadowview facilities are completed as necessary and to direct responsible vendors for repairs in accordance with budget guidelines. As well as timely completion of work orders.

  • Responsible for quotes for Meadowview facility/asset maintenance per reserve study, and other items as deemed necessary.

  • In conjunction with the Board members and committee members, oversee on going communication and content updates with the membership via website, newsletter, App, eblasts, flyers and banners

  • Directly supervise Meadowview staff in accordance with Board of Director approved staff plan, including– recruit, hire, train, support and develop.

  • Supervise onsite staff Meadowview associate in accordance with FirstService Residential's culture, stated policies and in the interests of the Meadowview Board of Directors.

  • Ensure staff is treated and supported in a manner consistent with FirstService Residential’s culture and stated policies, the Management Agreement and in the interests of Meadowview. Personnel matters regarding - office etiquette, work schedule, responsiveness/relation with vendors and homeowners.

  • Conduct staff meetings and conduct regular touch bases with staff as necessary.

  • Prepare/monitor staff work schedule and payroll submittal.

  • Display a working knowledge of the Meadowview governance model and how it relates to the community at large.

  • Intermediate knowledge of Microsoft and FirstService Residential Applications.

  • Must be able to handle pressures related to the job.

  • Detail oriented, forward thinking, people oriented.

  • Excellent problem solver (uses creative alternatives) – solution driven.

  • Excellent follow through.

  • Effective oral and written skills.

  • Strong knowledge of finance administration and controls.

  • Team management experience.

  • Developer partnership experience with key new developments.

  • Prior General Manager or Assistant General Manager experience.

  • Technology oriented.

  • Must have reliable transportation and be able to drive to other work locations.

    Education & Experience:

  • Minimum three years supervision experience and responsible for a staff of no less than 6 individuals.

  • Minimum five years property management experience and/or related field.

  • College degree strongly desired but not required.

  • Committed to continual learning as evidenced by attendance at seminars and/or industry programs.

  • Develops relationships and demonstrates good client connection and visibilit

  • CMCA designation required.

  • Valid California driver’s License and State Mandated Vehicle Insurance
