Microsoft Corporation Land Acquisition Manager in Tokyo, Japan

Microsoft Cloud Operations + Innovation (CO+I) is the engine that powers Microsoft's cloud services and our team is focused on delivering high quality infrastructure to support cloud operations.

As Microsoft’s Cloud business continues to mature, the acquisition and development of our owned, designed and constructed Data Center facilities will scale to meet the demands of our customers. Cloud Operations and Innovation (CO+I) will be developing and executing strategies to deliver owned and developed sites alongside our leasing team, to scale our business into the future.

The Infrastructure Planning & Acquisition (IPA) team is responsible for the acquisition and planning of Data Center Infrastructure needed to build out Microsoft’s cloud infrastructure. As part of IPA, the Land Acquisition Team is responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure. 

The Land Acquisitions Manager within the global land acquisition team, based in Japan, will report to the APAC Regional Director, and play a pivotal role in leading efforts to acquire land, in some cases, even prior to zoning being in place. This entails the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure.

Responsibilities include researching and coordinating opportunities to secure land by comprehensively understanding the property characteristics of land inventory through brokers and regional relationships with developers, institutions, government entities as well as internal teams. Additionally, the role involves accelerating market growth through proactive engagement with pre-construction activities in your respective regions.

You’ll develop close working relationships with internal as well as external stakeholders, evaluate property solutions within our standards and guidelines, engage with municipalities, identify, driving and delivering capacity, and drive impact for the Microsoft infrastructure portfolio.  You should also have a demonstrated ability to drive results related to complex contracts from business and technical perspectives.

The Real Estate Acquisition Manager will be based in Tokyo as our first preference or a strategic location within APAC, report directly to the APAC Director and will be responsible for land acquisition in the allocated APAC regions.

You’ll develop close working relationships with internal as well as external stakeholders, perform market and financial analysis, evaluate property solutions within our standards and guidelines, negotiate data centre and other deals, and close them. You should also have a demonstrated ability to negotiate multimillion dollar contracts from business and technical perspectives.

Core Responsibilities:

  • Evaluate, select, negotiate, and recommend acquisitions for approval.

  • Ability to negotiate effectively.

  • Manage the acquisition process for land within assigned geographies, including the management of cross boarder teams formed of multiple client groups, co-workers, contractors, and vendors.

  • Coordination with development, engineering, construction, project managers and legal teams amongst others, to enable evaluation of acquisition targets.

  • Manage multiple assignments across APAC.

  • Provide input into the long-term delivery strategy to drive real estate acquisitions that support the Microsoft Cloud transformation.

  • Ability to travel internationally, at times with short notice.

Qualifications

Required Qualifications

  • Be able to demonstrate a successful history of negotiation and deal-making experience.

  • Ability to negotiate legal documents and interact with legal resources.

  • Strong verbal and written communications skills as well as the ability to work effectively across internal and external organizations.

  • Ability to recognise and communicate real estate, technical, and construction requirements.

  • Bachelor’s Degree in business, finance, economics, engineering, or related fields.

  • Positivity, especially in the face of ambiguity and dynamic project requirements.

  • Proven track record of positively influencing teams and their leaders.

  • Ability to connect and engage with all teams at all levels.

  • Proficient in Microsoft Office tools.

Preferred Qualifications

  • Master's Degree or higher (including Juris Doctor) in business, real estate, economic development, engineering, or related fields.

  • Understanding of and experience in the data center industry, including data center siting and general operations.

  • Transaction, project, or program management experience.

  • Strong knowledge of alternative real estate transaction approaches, structures, and best practices, related development processes, and commercial/industrial site selection.

  • Ability to understand & communicate high level electrical, power & cooling, fiber optics, and other technical requirements, particularly related to Internet infrastructure.
