Essential Functions* of the position are detailed below and include any physical requirements checked below:1. Responsible for the interior and exterior maintenance and cleaning of assigned building(s) with 99 or fewer units in order to provide a clean and safe work environment;2. Performs daily cleaning duties, including but not limited to: sweeping, mopping, vacuuming, dusting, cleaning walls, windows, restrooms, emptying and cleaning trash containers, when needed;3. Works on projects that include but are not limited to: burnishing floors, stripping and waxing floors, and carpet cleaning when necessary and contingent upon the need of property;4. Handles work orders in a timely, efficient, and safe manner;5. Ensures that all rooms and/or main areas are clean and ready for daily use, meetings, or special events by arranging tables and chairs;6. Prepares vacant rental units by cleaning, preparing and painting the unit to ensure it is ready to be occupied, as needed;7. Assists with the seasonal maintenance of the premises, including: snow and ice removal, spreading of salt when needed on all pavements, and the maintenance and grounds-keeping of all landscape areas;8. Responsible for coaching, supervising, training, and professional development of staff,9. Responsible for assigning work to staff and ensuring the work is performed in an efficient, prompt, professional and accurate manner and provides guidance, when necessary, if applicable;10. Responsible for handling and/or coordinating services to resolve any maintenance-related emergencies, as needed. PLEASE NOTE:*Essential functions include all other duties and responsibilities as assigned. X Kneel and move from sitting, bending, kneeling or standing multiple times a day. X Push and pull objects up to 10 pounds.X Climb up and down up to 4 flights of stairs at a time.X Lift up to 10 pounds.
