Job Description
The purpose of the position is to ensure that all properties are maintained in
a pristine and park-like condition. To provide clean, safe, efficient,
environmentally healthy, and structurally sound facilities that offer staff
and members the best possible atmosphere to conduct business. Responsibilities
include performing maintenance and troubleshooting on a wide variety of
systems including electrical, HVAC, plumbing, furnishings, corporate
vehicles, grounds, and building systems. Performs inspections,
modifications, and preventative and emergency maintenance. Provides
recommendations for the development and implementation of maintenance plans.
Coordinates assigned activities with contractors, other centers, or
departments. Works with contractors and vendors to validate that work is
completed as committed and is consistent with service level agreements
(SLA). Assist vendors in the completion of projects as required. Shares
knowledge with less experienced technicians.
Essential Functions
Identifies, performs, troubleshoots, and diagnoses repairs to all
building and grounds-related systems including HVAC, refrigeration,
plumbing, electrical, doors, roofs, irrigation, and furniture.
Prioritize daily assignments to ensure all work is completed on schedule.
Performs preventive maintenance to ensure all building systems are
well-maintained and working properly. Complete work orders as assigned and
manage work order status using a maintenance management software system. Input
data as needed for inventory control and preventative maintenance scheduling.
Completes scheduled building and grounds inspections to meet standards set by
the Regional Building Department, Fire Department, City Utilities, State
Safety Inspections, and ADA Regulations. Conducts routine, periodic, or
special inspections to determine repair and maintenance work necessary to
prevent breakdowns of facilities, machinery, and equipment. Performs
services that are noted as a result of the inspections that require immediate
attention or follow-up when time allows completing any noted items. Documents
findings in the maintenance management software system.
Assists with projects to include equipment repairs, painting, grounds
maintenance projects and furniture moves.
Works on location with vendors and contractors to provide building access,
assure that vendors/contractors perform work as contracted, and assist
with jobs as needed. Acts as mentor for lower-level peers and provides
guidance on tasks.
Responds to unexpected emergencies such as power outages, equipment
failures, damage to buildings, security breaches, and water and sewage
concerns. This position is included in the on-call after-hours rotation.

Qualifications
Minimum Formal Qualifications for this Position
Facilities Maint. Tech II
High School Diploma/G.E.D. or Equivalent.
2+ years' experience in an industrial, commercial, general
construction or facilities operations setting.
Facilities Maint. Tech III
High School Diploma/G.E.D. or Equivalent.
4+ years' experience in an industrial, com ercial, general
construction or facilities operations setting.
Each year of relevant work experience may be exchanged for a year in a
relevant degree program or vice versa. For example, a requirement of a
bachelor's degree in accounting and 2+ years of account experience could
be substituted for a high school diploma and 6 years of relevant accounting
work experience or a master's degree in accounting and 0 years of work
experien
Technical or Specialized Knowledge/Skills:
Understanding of project management for the coordination of efforts between
staff and vendors/contractors.
Competence with all basic and most advanced building maintenance skills to
include, but not limited to, Carpentry, Electrical systems,
Fire/Safety systems, Plumbing, HVAC, Painting, and Grounds Maintenance.
Command of basic motor vehicle maintenance.
Knowledge and skill in the types and uses of small hand held tools, power
tools, lock and lock assemblies, painting materials
Knowledge of safety practices and procedures followed in connection with
maintenance tasks including, but not limited to electrical, HVAC, and
plumbing systems, machine operation, climbing equipment (ladders,
scaffolds, rigging, etc), hand-tools, chemical solvents, and cleaning agents.
Knowledge of state and local laws, rules, regulations and codes governing
buildings, electrical systems, HVAC systems, plumbing systems and landscaping.
Ability to maintain records.
Ability to perform basic math.
Ability to read and interpret such documents as technical and equipment
operation manuals, plans, specifications, blueprints, etc.
Ability to follow written and oral instructions.
